This completely renovated countryhouse is located in a small medieval village in the quiet Umbrian countryside between the green hills. The property is situated near highways, main roads and the airport of Perugia. It has a central position that allows to visit the main turistic attractions in Umbria and Central Tuscany. It is run as a rendable and well maintained bed and breakfast that is sold fully furnished. So it is ready to take over immediately.
The total surface area of the property is 1300 m2, of which 700 m2 garden, 300 m2 parking space with further amenities, 200 m2 main building en 80 m2 dependence. An alarm and video surveillance system has been installed.
The main building has two levels and an attic. The utility room (furnace, washing and drying machine) is next to the house with an independent access. The ground level consists of an entrance hall, a completely equipped kitchen, a bedroom for the owners, a living area with a bar, a private bathroom and a storeroom. At the back of the house there’s a sunny private terrace. The complete first level is used for the B&B activity. There are three spacious guestrooms having their own integrated bathroom. They are equipped with airconditioning, Wi-Fi connection and tv. The floors in the bedrooms are made of parquet, those in the bathrooms of travertine. There’s a total capacity of 7 beds for guests in the house. Next to the guestrooms there’s a large breakfast room with a kitchen and buffet table. All the rooms, except for the one at the back, have their own balcony. Every space has central heating.
The studio integrated in the dependence at the back of the garden can sleep up to three persons and is equipped with airconditioning, Wi-Fi and tv. There is a large bed, a sitting corner with mini bar and a bathroom.
The dependence further consists of an open kitchen with pizza oven, an utility room and another bathroom with toilet, sink and shower. There’s a terrace surrounding it with a covered pergola.
There is a parking space next tot he house and also on the other side of the street, where there’s a private parking area, a small garden house, a petanque court and plant beds. The big garden has artificial lawns, flower borders, passageways, a jacuzzi and a heated swimming pool (9x5 m, depth from 0,9 to 1,5 m).
